The Appropriate Approach

The discovery of asbestos does not automatically mean that removal is the best solution.

Where suitable asbestos-containing materials remain in a manageable condition and are unlikely to be disturbed, encapsulation can provide an effective way of protecting the material and managing it safely in place.

Specialist Protective Systems

Encapsulation involves applying a suitable specialist protective system to the asbestos-containing material. The purpose is to maintain its integrity and reduce the risk of fibres being released through deterioration or minor disturbance.

This can be particularly useful within commercial and managed properties where the asbestos can safely remain in position and where removal would create unnecessary disruption or risk.

However, encapsulation is not appropriate in every situation.

Monitoring

Materials that are badly damaged, likely to be disturbed by future works or located where they cannot be effectively monitored may require removal instead.
